The Marin County foreclosure market has gained market share and driven pricing.  At one time Marin County Foreclosures were practically non-existent (see '03, '05 & '06 above).  As of the summer 2008 properties were going into default and receiving Notices of Trustee Sale at record levels in Marin County.  When owners receive a Notice of Default it begins the foreclosure process.  After 90 days if they haven't cured the default they will receive a Notice of Trustee Sale, advising them the the property will be foreclosed in another 21 days.  At that point if there are no delays in the process the properties go up for an 'all cash' auction at the City Hall steps in San Rafael.  If the properties don't sell at the City Hall steps they go back to the banks.  The banks hire Realtors like Andy Falk to sell their homes.  Andy currently works with Bank of America foreclosures in Marin, Napa and Sonoma Counties.  Andy is also set to begin representing Fannie Mae properties.  Andy's broker, Bradley Real Estate currently works with Countrywide foreclosures, and two of his upcoming REOs are Countrywide properties.
