What is a short sale? A short sale is a transaction where the loans and the cost of the sale exceed the sales price. Short sales are great opportunities for PATIENT buyers.
How do you define 'in foreclosure'? It means the owner is behind on one of their mortgages and a Notice of Default (NOD) has been served by the lender. The owner has to become current, come up with a workout program or their lender will issue them a Notice of Trustee sale, telling them the lender will take the home back and sell it at a public auction which is typically held at the steps to San Rafael City Hall. Those home which don't sell at the auctions go back on the market as bank owned property. Those listings are commonly referred to as Real Estate Owned (REO). I like to call REO's "The Lender's Last Stand".
